Charlevoix sits between open Lake Michigan and Lake Charlevoix, and about 7 in 10 of its homes were built before 1980. Revive Exteriors builds roofs and exteriors that handle the wind and suit the town’s character.
Fishermen settled Charlevoix by 1852. The Pine River channel was dredged in 1869 to connect Lake Michigan and Lake Charlevoix, a lumber company followed in 1876, and by 1880 Chicago families were building summer homes. Between 1918 and 1973, self-taught builder Earl Young built 31 stone homes and buildings here, the famous “mushroom houses” with wavy, rolled-eave roofs.
Charlevoix has the oldest homes of the northern towns we serve. Census estimates put the median home at about 1966, with about 71% built before 1980 and about one in five before 1940. Roughly a third of homes are seasonal or not occupied year-round.
With open Lake Michigan on one side, Charlevoix takes the full force of big lake storms. The town knows this well: the freighter Carl D. Bradley sank in a Lake Michigan storm in 1958.
Charlevoix averages about 100 inches of snow a year, with January lows around 17°F. Wind-driven snow and rain plus older roofs is a combination that finds every weak spot.
