Roof Leaks & Storm Damage

Find the real cause before you spend a dollar

A water stain on the ceiling rarely sits right under the problem. Water travels along rafters and decking, so the leak you see can start feet away at a cracked vent boot, loose flashing, or an ice dam at the eaves. Patching the wrong spot just means paying twice.

Our Traverse City roofing team inspects the whole system, inside and out, and shows you photos of what we find. Then you get a straight recommendation and a written estimate.

What we check during a roof inspection

  • Shingles or metal panels: missing, creased, cracked, or lifted sections and granule loss.
  • Flashing around chimneys, skylights, walls, and valleys, the most common leak points.
  • Vent boots and pipe collars, which crack and let water in long before the roof itself fails.
  • Attic ventilation and insulation, the root cause of most Northern Michigan ice dams.
  • Decking for soft, wet, or rotted spots that a surface repair would hide.
Our promise: we don’t do quick patches we can’t stand behind. If a repair would only buy you a season, we’ll show you why and give you replacement options instead.

Common Problems

Roof problems we see across Northern Michigan

Lake-effect snow, freeze-thaw cycles, and storms off the Great Lakes are hard on roofs. These are the issues behind most of the calls we get.

Roof leaks

Ceiling stains, damp attic insulation, or drips during heavy rain or spring thaw.

Ice dams

Ridges of ice at the eaves that force meltwater back under shingles, usually caused by attic heat loss.

Wind damage

Lifted, creased, or missing shingles after a storm, often along ridges, rakes, and edges.

Hail damage

Bruised or cracked shingles and dented metal that may qualify for an insurance claim.

Flashing failures

Leaks at chimneys, skylights, valleys, and walls where flashing has loosened or rusted.

Worn-out shingles

Curling, cracking, and bare spots on an older roof, a sign repairs are reaching their limit.

An Honest Answer

Repair or replace?

A repair usually makes sense when…

  • Damage is limited to one area of an otherwise healthy roof
  • The leak traces to flashing, a vent boot, or a chimney
  • The roof is less than 10 years old
  • The decking underneath is solid and dry

Replacement is smarter when…

  • Leaks keep coming back in different places
  • Storm damage covers multiple slopes
  • The asphalt roof is more than 10 years old
  • Shingles are curling or shedding granules across the roof

Roof Repair FAQ

Roof repair questions, answered

Do you repair roofs, or only replace them?+
Every job starts with a complimentary inspection. When damage is isolated and the rest of the roof is sound, a targeted repair can make sense, and we’ll tell you so. We don’t do quick patches we can’t stand behind: if a repair would only buy a season or two, we’ll show you why a roof replacement is the better investment.
What should I do if my roof is leaking right now?+
Move valuables away from the leak, catch the dripping water, and take photos for your records and your insurance company. Then call us at 1-866-466-3351 to schedule an inspection. Please don’t climb onto the roof yourself, especially when it’s wet, snowy, or icy.
What causes ice dams, and how do you fix them?+
Ice dams form when heat escaping from the attic melts snow on the upper roof and the water refreezes at the colder eaves, backing up under the shingles. Lasting fixes usually involve attic insulation and ventilation plus ice and water protection along the eaves. We check all three during your inspection.
Will homeowners insurance pay for my roof damage?+
If the damage came from a covered event such as hail or wind, insurance may cover some or all of the repair or replacement. Normal wear and age usually aren’t covered. We document storm damage with photos and detailed notes and can work alongside your adjuster.
How do I know if storm damage means I need a new roof?+
Damage limited to a small area of an otherwise healthy roof can often be repaired. Hail or wind damage across multiple slopes, widespread creased or missing shingles, or an older roof that was already near the end of its life usually point to replacement. Your inspection report will show exactly what we found.
Is the roof inspection really free?+
Yes. Roof inspections are complimentary and no-obligation. You get a clear explanation of what we found, photos of any problem areas, and an honest recommendation, with a written estimate if work is needed.
